Danielle Reyes' First Home Nightmare: HOA Lien, Dispute, and Lack of Transparency

Danielle Reyes, a California transplant, moved to Marietta, Georgia in July 2024 and purchased her first home in the Glen Meadow community. However, her new start was soon marred by a dispute with her homeowners association (HOA), leading to a lien on her property and a cease-and-desist letter.

Reyes' troubles began after a disagreement with her neighbor, who also serves as the HOA board treasurer, over cutting tree limbs. The HOA, represented by Tolley management, began issuing fines and violation notices. According to the Glen Meadow community covenants, homeowners are given 10 days to resolve issues before fines commence.

In October 2025, Reyes received a notice of a lien on her home, totaling over $4,000 in fines and attorneys' fees. The following day, she was informed of the lien. Earlier, in September, she had received a cease-and-desist letter from the HOA's attorney, warning of 'immediate and severe financial detriment' if she continued contacting board members or property managers. Reyes believes the HOA violations started after her dispute with her neighbor.

Reyes attempted to engage with the HOA, but the treasurer declined an interview without her attorney present, citing harassment. She also received a vague message from an HOA lawyer stating 'Be governed accordingly' after pushing back against the fines. The current board members and their vacant positions remain unknown.

Danielle Reyes' situation highlights potential issues within the Glen Meadow Community Association's handling of disputes and communication with homeowners. Despite her efforts to resolve the matter, Reyes finds herself facing a lien on her property and unclear board structures. The HOA's actions and lack of transparency have raised concerns that require further investigation.
